How to Verify Land Ownership in Kenya Before You Pay a Shilling

Start with the title deed
Before any money changes hands, confirm the seller is the registered owner. Ask for the title deed and conduct an official land registry search at the relevant lands office.
Use a qualified advocate
An advocate protects you during transfer and conducts the official search on your behalf. Never skip legal review to save money, it is the cheapest insurance you will ever buy.
Visit the land in person
Confirm boundaries, access roads and that nobody else occupies or claims it. Beacons should match the title.
