Protect yourself
  • Never pay a deposit, "commitment fee" or "viewing fee" before independent verification.
  • Verify the seller is the registered owner or legally authorized.
  • Conduct an official land registry search and review the title deed.
  • Visit the property physically — confirm boundaries, access and occupation.
  • Use a qualified advocate for agreements, transfers and auction purchases.
  • Confirm auctioneer/agent authority — ask for license numbers and instructing-party letters.
  • Avoid pressure tactics. "Pay today or lose it" is a red flag — walk away and report.
